PDS has developed this software package to assist clients in managing
their time and their customers' properties more effectively. The Trust
Real Estate Management System (TRMS) affords ease of operation and increased
productivity, and it enables users to easily obtain information vital
to effective management of real properties. It is designed to provide
both an accurate inventory of real estate properties and the information
needed to quickly answer questions posed by administrators and clients.
TRMS currently
contains the functionality required to manage commercial, residential,
and industrial real estate; agricultural properties and notes & mortgages.
From the TRMS platform, you may widen your asset management abilities
by adding our Note & Mortgage, Farm & Ranch, or Liabilities sub-systems.
In the near future, additional functionality will be added for closely
helds and timber lands. Functionality to provide support for closely
held business, limited partnerships, employee benefits notes, and miscellaneous
assets will be added to complete the TRMS conversion into a full-fledged,
total asset management system.
- Input screens allow a wide variety of information to be entered
and tracked for each property and lease.
- The TRMS database maintains information such as property description
and classification, expected revenues and expenses, and five separate
property values.
- Monitoring and updating the status of events such as inspections,
reviews, or rent payments can be easily accomplished.
- Properties in TRMS can show ownership by one or multiple trusts
and, if necessary, outside ownership of a property can also be recorded.
TRMS efficiently handles all operational aspects of real estate management.
- Routine applications require only minimal data entry and a single
screen can handle all revenue entry functions.
- Expense invoices are easily booked and paid.
- Both revenues and expenses are entered at the property lease or
trust level and automatically split among owning trusts and outside
parties.
- Summary financial transactions are automatically transmitted to
your trust system(s) at a level of detail appropriate to your needs.
Information is readily obtained from TRMS through the numerous inquiries
available.
- Any unforeseen customer need can be satisfied using either SQL or
the easy-to-learn native query language.
- Customer and management reports can be viewed online, requested
for immediate or next-day delivery or scheduled for periodic generation
throughout the year. TRMS is easy to negotiate, with menus that lead
you through the system.
- Online prompts define each field at entry time in easy to understand
language.
- Code lists can be
browsed in total or searched using either a partial or full description.

from Informix Software. UniVerse operates in an open systems environment
